Tenant Fees

Below is a list of the fees involved when renting through Maylark Property Management:


  • Tenant Referencing = £65.00 per tenant/guarantor
  • Tenancy Agreement Preparation, Administration & Check-in = £100.00
  • Tenancy Renewal / Extensions = £35.00

In addition a deposit of one and a half times the monthly rental figure is required and will be lodged with the Deposit Protection Scheme.

When you see a property you like, firstly call or email us to arrange a viewing at a time which is convenient to you.


If you are interested in the property then we will work with you and discuss your offer with the landlord.  The landlord's acceptance of the offer will trigger referencing which involves you completing an online form accessed via a link which will be emailed to you.  The referencing process is performed by Tenref and can take up to a few days depending on access to information and feedback.


Occasionally referencing feedback may recommend a guarantor; in these instances we will discuss your options with you and if you choose to proceed we will initiate the referencing of your guarantor.


On receipt of a positive reference we will then arrange a date for you to check-in to the property and draw up your tenancy agreement for signing.  At this stage we will also require the deposit, the first month's rent and a standing order to be set-up for future rental payments.


On completion of the above you're all set to move in!
